How rent cheques work in the UAE

Most residential leases in Dubai, Sharjah and Abu Dhabi are paid with post-dated cheques. At signing, the tenant writes every cheque for the year and the landlord or agent keeps them until each date comes round. The number of cheques is a term of the tenancy contract, so it is agreed before the lease is registered.

Keeping track once the cheques are in hand

A drawer full of cheques is where things go wrong: a date passes and nobody deposits, a cheque is returned and the follow-up slips, or the tenant asks for a cheque to be swapped and the old one is lost. A simple register fixes most of it. For each cheque, note the number, bank, date, amount and status: held, deposited, cleared or returned.

The download from this page is that register as a spreadsheet. If you manage more than a handful of units, Aangan for UAE buildings keeps the register for you: a WhatsApp reminder two days before each deposit date, returned cheques with the bank charges and any part paid, a notice ready to send, and a receipt to the tenant when a cheque clears. We move your Excel register across for you.

When a cheque comes back

Since January 2022, a cheque returned for insufficient funds is a civil matter, not a criminal one. The bank pays what the account holds and the rest can be claimed directly through the execution court. Our guide on what landlords can do about a bounced rent cheque walks through the steps.

Questions about rent cheques

PDC stands for post-dated cheque: a cheque written today with a future date on it. In the UAE, tenants usually hand the landlord a set of PDCs for the whole year when they sign the lease, one for each rent instalment.
