The three ways societies split maintenance
By area. The common method in apartments. Total monthly expenses divided by total carpet area gives a rate per sq ft, and bigger flats pay more. It is easy to defend because the formula is the same for everyone.
Equally. Every flat pays the same. Simple, and it suits societies where flats are of similar size, or for services that cost the same per household whatever the size.
Both. A share of the costs, often security, housekeeping and the lift, is split equally, and the rest by area. The slider above shows how the split changes each flat's bill.
Whichever method you use should be written in the bylaws or passed by the general body, and the rate should be shown on every bill. Our guide to society maintenance charges covers what the charges include and who pays them, and the GST guide works through the ₹7,500 rule.
Once you know each flat's amount, Aangan bills it every month, adds late interest on the day your rule says, and sends the receipt on WhatsApp when the flat pays.
